What are the top 10 real estate tips that a realtor can share with a home seller?

  1. Go to new community model homes to see what’s happening. Take stock of how your home compares. Do what you can to increase your home’s appeal.
  2. If you have no idea what you are doing, which is most people, get a staging/design consultation. Then follow the advice.
  3. Make sure you know and address any issues with the condition of your structure, roof, siding, windows, deck, furnace, air conditioner, gas appliances like fireplaces, kitchen appliances, plumbing including sewer line, and electrical. These things are bound to be discovered during a buyer’s home inspection and could cost you a hard-earned contact if you wait for them to be discovered during the buyer’s due diligence period. Do your own due diligence on your most valuable asset before you even think about selling it.
  4. Move before you move. Clear out your decades’ worth of stuff and either store offsite, sell, donate, or trash each item. Get a storage unit for whatever you are keeping that doesn’t enhance your home for showings. When in doubt, see #1 and #2.
  5. Disclose, disclose, disclose. No home is perfect. Just disclose the defects. It’s for your protection. You don’t want be sued after the sale do you?
  6. Gather up the documents pertaining to your HOA and put them into a binder that you can leave for buyers to see. For example, if your condo building doesn’t allow pets, there’s no point in waiting for the buyer to discover that fact during the contract period and then have to cancel because they have two large dogs. Again, disclose disclose disclose.
  7. Have a plan, and a backup plan. What will you do if your home sells right away? What will you do if it takes a year?
  8. Get all household members on board, including children. You’ll need everyone’s help to properly prepare for showing your home.
  9. Take a deep breath. Selling a home is a big deal and represents a stressful life change. Most people don’t enjoy it, but try to remember this too shall pass.
  10. Hire an experienced, licensed real estate agent, i.e. a Realtor. It will make everything easier. You don’t know what you don’t know. We are licensed for a reason. Let the professional help you. You’ll make more money and have an easier transition to wherever you are going.
